A guardian may lease the possession and use of the real property of the guardian's
ward or any part of it for a term of years, renewable or otherwise, by perpetual lease,
with or without the privilege of purchase, or may lease upon the terms and for the
time that the probate court approves any lands belonging to the ward containing coal,
gypsum, petroleum oil, natural gas, gravel, stone, or any other mineral substance
for the purpose of drilling, mining, or excavating for and removing any of those substances,

payment of the just debts of the ward, for the ward's education, if a minor, to secure
the improvement of the real property of the ward and increase the rent, to pay any
