§ 2a:65-10.
If the tenant of the particular estate neglects or fails to take and keep possession
of the real estate and maintain the same free from waste within 2 months from the
date of the service of the demand so to do as provided by section 2A:65-8 of this title, or neglects or fails to pay the taxes or municipal liens upon such
real estate chargeable by law to him within 3 months from the date of the service
of the demand so to do as provided by said section 2A:65-8 , the remainderman, reversioner or other person entitled to the ultimate enjoyment
of the real estate may maintain a civil action in the superior court for relief in
the premises.
