§ 38-30-103. Livery of seisin, not necessary.
Livery of seisin is in no case necessary for the conveyance of any lands, tenements, or hereditaments.

Delivery of possession is no longer necessary. Moore v. Barnard, 75 Colo. 395, 226 P. 134 (1924).
Livery of seisin effective as notice of owner. While livery of seisin is no longer necessary to effect a conveyance of land in this state, it can be effective as a means of putting a vendee in possession and giving notice to the world that he is the lawful owner. Western Motor Rebuilders, Inc. v. Carlson, 138 Colo. 404, 335 P.2d 272 (1959).
